~+ t _ <br />SPECIAL REVIEW <br />~~ <br />FINDII7GS AND RESOLUTION CONCERNII7G THE PETITION OF <br />THREE BELL RANCH ASSOCIATES <br />The Petition of Three Bell Ranch Associates for a <br />special review of a proposed sand and gravel extraction pit, <br />a concrete batch plant and asphalt batch plant in the FA-1 <br />Farming zone, upon the following described property has been <br />filed with the Board of County Commissioners of the County of <br />Larimer. The Larimer County Planning Commission on October 10, <br />1979 recommended conditional approval of the proposed use. <br />On November 26, 1979, in the County Board Hearing Room <br />of the Larimer County Courthouse, Fort Collins, Colorado, the <br />Board of County Commissioners conducted a public hearing on the <br />special review. The Board of County Commissioners having heard <br />the testimony and evidence adduced at said hearing and having <br />considered and carefully weighed the same now makes the following <br />findings: <br />1. The special review request for a sand and gravel <br />extraction pit, a concrete batch plant and asphalt batch plant <br />upon the following described property was advertised in a local <br />newspaper of general circulation as required by law. <br />2. The general characteristics of the property are as <br />follows: <br />a. Location: Sections 11, 12 b 13-6-68; North <br />of Highway 392, west of the Larimer-Weld County line. <br />b. Area: 290 acres. <br />c. Existing land use: Farming. <br />d. Surrounding land use: Farming. <br />e. Surrounding zoning: FA-1 Farming. <br />3. The Windsor Planning Commission reviewed the request <br />and recommended that it be conditionally approved. <br /> <br />
