<br />North, Range BS West of the 6th P.M., more particularly described es follows:
<br />Beginning on the Southerly Right of Way line of Routt Counry Road No. 33A
<br />at the NE comer of said NEl/4NW 1/4, then following the presently existing road,
<br />which~is approximately adjacent and parallel to~the East line of said NEI/4NW I/4
<br />end terminating at the South Gne of the NEl(4NW l/4, said easement being 30.00
<br />feet wide
<br />Which easement benefits the SE I/4NW 1/4, SE I /4, S 1/2NE I/4 and the tract of land
<br />located in the NW 1 /4NE1 /4 owned by grantor, which easement is for ingress, egress,
<br />livestock trailing privileges,~any and ell utility purposes, including, but not limited to, the
<br />right.to erect and maintain utlility poles, with all necessary w'ves and fixtures thereon, both
<br />both telephone and elemric lines, and the right to install ,repair, replace, maintain and use
<br />pipelines for the conveying of gas, together with the necessary valves end other
<br />appliances, fittings end devices, together with the right of access to maintain and replace
<br />any fixture used for the purposes of this easement
<br />TOGETHER WITH:
<br />1. All improvements thereon and all fixtures of a permanent nature currently on
<br />the premises.
<br />2. All water, water rights, ditch, ditch rights, reservoir, reservoir rights, of every
<br />kind or nature, with all structures and appurtenances eppurtrnant to end used in
<br />conjunction with the above-described lends specifically but not by way of limitation, all of
<br />the Grantor's right, title, and interest, if any, in and to the following described water rights:

<br />30.00 Ceet, said easement being 30.00 feet wide running along.the West line
<br />of said NW l /4NE I /4 1 154.20 feet.
<br />Which easement benefits the above described property, the SEI/4, Sl/2NEI/4 and the
<br />tract of land located in the NW I/4NE1/4 owned by grantor, which easemcnt is for ingress,
<br />egress~and livestock trailing privileges and more particularly described in a certain
<br />Warranty Deed dated January 15, 1988 between grantor and Thane R. Anderson and
<br />Diane E. Anderson, which was recorded January I5, ]988 in book 632 at Pages 0604
<br />through 0606 of the records of the Route County Clerk and Recorder.

<br />1. Reservations and limitations of the underlying patent.
<br />2. Reservations, ntineral or otherwise contained in any underlying deed or
