<br />the proposed construction is in harmony with the established <br />exterior architectural appeal of structures already located in <br />the neighborhood and with approved public plans for the sur- <br /> rounding area so that existing and future land values within <br /> the historical area will not be depreciated. The Planning <br />' Commission shall restrict its review in each case to the impact <br /> of the proposed construction on the health, safety, morals, and <br /> general welfare of Boulder County, keeping particularly in mind <br /> the unique characteristics of certain existing structures in the <br /> historical district and the fact that the prosperity of the <br /> entire County is involved in tVie preservation of established <br /> historical sections of tfie County. Ordinarily, as a minimum, <br />., <br />' the following specific criteria shall be considered by the <br /> <br /> Planning Commission: architectural compatibility, proposed <br />density of occupancy, relation to existing and future open space, <br />~ vehicular and pedestrian access, and bulk of the proposed <br /> <br /> building or structure in relation to surrounding buildings and <br /> land; <br /> (2) Areas zoned as H - Historical District, shall be at least ten (10) <br /> i <br />i <br /> acres <br />n s <br />ze; <br /> (3) Prior to approving the construction of any new principal building <br /> and its accessory uses and structures in the H - Historical <br /> <br />' District, the County Planning Commission shall request comments <br /> from the owners of properties abutting and from any representative <br /> ' <br /> homeowners <br />association formed within the H - Historical District. <br />Although final action by the Planning Commission shall not be <br />~ bound by such local comments, the opinion of such persons and the <br />ideas expressed on the official plans for the H - Historical District <br />shall be given careful attention by the Planning Commission. <br />• <br />2 7 <br />
