Cordes, as Personal Representative of the Estate of HELEN CORDES WENDT BAKER, deceased, Grantor, to Zene Weimer, Judy Weimer and Matthew Weimer, as joint tenants, P.O. Box 590, Nucla, Colorado 81424, Grantees. WHEREAS, the above named decedent in her lifetime made and executed her Last Will and Testament dated November 15, 1982 and codicil dated August 29, 1986,. which were duly admitted to informal probate on .March 17, 1993, by the District Court 1n and for the County of Montrose, and State of Colorado, Probate No, 93-PR-19; WHEREAS, Grantor was duly appointed Personal Representative of :said Estate on March~l7, 1993, and is now qualified and acting in said capacity; NOW THEREFORE, pursuant to the powers conferred upon Grantor by the Colo- rado Probate Cade, Grantor does hereby sell, Convey, assign, transfer and set aver unto Grantees the following described real property situate in the County of Montrose, State of Colorado, respectively to wit; 'SWl/45E1/4, SE1/4SW1/q, Section 13; NE1/4NW1/4, NWl/gNEI/q, Section 24, Township 46 North, Range 16 West, New Mexico Principal Meridian. TOGETHER with all ditch; ditch rights, water and water rights appurtenant thereto. and warrant the title to the same. Wherever used herein, the singular shall include the plural, and the mascu- line gender includes the feminine and neuter genders as the context may require.
