<br />EXHIBIT B <br />SITE DESCRIPTION <br />LOCATION -The site of the proposed gravel and soil removal operation consists of 21.93 <br />acres along U.S. Highway 50 between Siminoe Road and Bean Ranch Road. The site is <br />located in the "Kannah Creek" area of Mesa County. The site is also located in part of the <br />SW ~/a of Section 32, Township 2 South, Range 2 East of the Ute Meridian. <br />EXISTING LAND USE -The property under consideration is comprised of a single parcel. <br />The site is some what irregular in shape and is 750 feet in length north/south, and 1400 <br />feet at it's widest easUwest point. The land is considered to be, "grazing land". <br />Topography is flat in nature and typically slopes toward the south at a rate of 1.0 percent. <br />The landscape is dominated by Kannah Creek. Most of the property is sparsely covered with <br />various types of natural grass, fortes and shrubs. Cottonwood trees and willows are evident <br />along the banks of the creek. There is some evidence of past farming and grazing activities. <br />The property is currently zoned AFT (agricultural, forestry, transitional) by Mesa County. <br />SURROUNDING LAND USE -Surrounding land uses are considered to be "love' intensity. <br />The dominate land use in the area surrounding the subject property is rangeland and single <br />family dwellings on large parcels. Non-residential uses in the surrounding area are non- <br />existent. The predominant land ownership in the surrounding area is private. <br />ACCESS -Primary access to the property is U.S. Highway 50 which is a paved two lane <br />highway. US Highway 50 provides excellent access to the Grand Junction core area and <br />the City of Delta. The Colorado Department of Transportation (CDOT) has established a <br />functional classification for the highway as, Category Three, which is defined as, "highways <br />having the capacity for medium to high speeds or medium to high volume traffic <br />movements over medium and long distances in a safe and efficient manner, providing for <br />inter regional, inter-city, and infra-city travel needs". In 1995 CDOT counted 6450 average <br />daily trips on Highway 50. Due to the high traffic volumes on Highway 50, CDOT began <br />the construction of two additional lanes in 1998 and expect to have them completed to the <br />City of Delta sometime in 2002. <br />WATER RESOURCES -Other than the area within to Kannah Creek, the site does not <br />have any standing water present. Off site drainage patterns are intercepted by US <br />Highway 50 and carried on the surface to existing culverts. Both off site, as well as, storm <br />water generated on the property is carried on the ground surface to Kannah Creek. Prior <br />excavation activities on the site have revealed that ground water is present approximately <br />15 feet below the existing ground elevation. The water table fluctuates in elevation <br />throughout the year. Higher elevations are encountered during the summer months. <br />VEGETATION - Galleta, wheatgrass, saltbush and rabbitbrush make up most of the <br />natural plant community found on the subject site.
