"Lessee", "Property Owner' shall give a 90 day notice in writing to "Lessee", demanding the correction or removal of the default. If."Lessee" fails to correct or remove the default within this period, "Property Owner" may terminate this leases . . If this lease. is terminated by "Properly Owner" pursuant to this section, 'p'roperty Owner" shall have no further rights or remedies against "Lessee° except the forfeiture of this lease. If "Property Owner" is in default of any, terms or conditions of this lease, "Lessee" shall give a 90 day notice in writing to "Property .Owner" demanding..the correction or removal of the default. If the "Property Owner" fails to correct or remove the default within this period, "Lessee's" remedies shall include specific performance. WARRANTIES OF "PROPERTY OWNER" Warranty of Title and Quiet Possession: "Property Owner: warrants that he has full and merchantable title to the Property, that he is fully authorized to enter into this lease, that the making of this lease and performance by "Lessee" hereunder will not violate any contract, agreement, or rights of any third party. "Lessee° shall have the exclusive rights to. all material located on ttie property of "Property Owner" during the term of this lease. EFFECT OF AGREEMENT This lease shall inure to the. benefit of and shall be binding on the heirs, legal representatives, successors and assigns of the .parties: The parties recognize and acknowledge that "Lessee" may assign this lease at "Lessee's" sole discretion.
