<br /> 4.2 Lessee shall, with the written approval of the County, be allowed to construct a <br /> simple protective barb wire fence around the designated study area were the <br /> County to grant livestock grazing rights in the area. <br />5. Maintenance Obligations <br /> Lessee, at its expense, shall keep said Premises and any improvements thereon in good <br /> repair and maintain the same in a safe, sanitary, orderty, and sightly condition. <br />fi. Signs <br /> Lessee shall not erect, paint, or malntain any signs whatsoever upon the Premises without <br /> first securing the wdtten consent of the Lessor. Any such signs shall comply with all <br /> regulations of the Airport and any standards which might be developed through the <br /> Montrose Regional Airport Rules and Regulations. <br />7. Lessor's Right of Access <br /> The Lessor reserves and retains for its officials, employees, and representatives the dght <br /> to pedodiplly access the Premises for the purpose of inspecting and protecting the <br /> Premises and for the purpose of repairing, installing, replacing, or maintaining any and all <br /> Airport utility lines on or under said Premises. <br />8. Indemnifcation <br /> Lessee assumes the risk of loss or damage to any improvements or personal property on <br /> the Premises, whether from natural causes or any other causes. Lessee agrees to <br />• indemnify and hold hamJess Lessor, its oTFdals, employees, and insurers from and <br />against all liability, costs, attorneys' fees, and claims whatsoever, which, directly or <br /> indirectly result from Lessee's use of the Premises. The obligation of this Section shall not <br /> extend to injury, loss or damage caused by the negligence of the Lessor, ifs atfcials, or its <br />- <br /> employees. <br />9. Insurance <br />Lessee shall maintain an adequate comprehensive general liability insurance policy, and <br />shall submit certificafion of such policy to the Lessor upon the execution of this lease. <br />Such insurance policy shall, throughout the duration of this Lease, provide a minimum <br />coverage of not less than $600,000. Lessee shall name the Lessor as an additional <br />insured on such insurance policy, and provide a valid endorsement that such policy may <br />not be canceled, terminated, changed, or modifed without ten days written notice to the <br />Lessor. <br />• (Revised i-is-03) 2.05.4(2)(e)-54 <br />
