The entire site <br />proposed to be surface trained and rec{aimed is within the comprehensive planning boundary of the <br />City of Commerco C(ty. The majority of it is designated as part of the "Open Space, Recreation, <br />Flood Plain" futuro land use category, Approx(maiely 40 acres along the eastern boundary of the <br />proposed site are designated "Residential" on the City of Commerce City Future land Use Map, <br />It appears tho plans take Into consideration the need to minimize the amount of time that Phase 1A <br />ts.distitrbed. It is important that expedient timelines, still accounting for seasonal wildlife needs, are <br />followed in this portion of the mind where it will have significant impact on nearby residential Uses. <br />Other issuos, primarily regarding the dedication of right-of-way, can be better addressed through <br />tho Adams County Conditional Use Permit Process.
