osa2s <br />Introduction <br />Banks and Gesso, LLC <br />Granby Realty Holdings, LLC is submitting this Construction Materials Regular (112) <br />Operation Reclamation Permit application to conduct commercial mining activities on <br />property located in Grand County, Colorado. The operation will be called the Overlook <br />Mine, The applicant proposes to extract sand and gravel from the subject property. <br />The historic and current disturbance of the property has been for production of materials <br />for use on site with the ultimate goal of grading the area for future development per the <br />Town of Granby Annexation Agreement and Planned Development Overlay District for <br />Granby Ranch. It has been the applicant's understanding that a reclamation permit for <br />this activity was not previously necessary, per exemption #3 in the Mined Land <br />Reclamation Board policy regarding "Need for a Reclamation Permit." The applicant <br />now wishes to obtain a 112 permit in order for material to be sold off-site. The permit <br />boundary consists of a hill located in the middle of an active golf course. Mining <br />activities will essentially occur throughout the entire permit boundary, gradually reducing <br />the elevation of the hill to blend with surrounding areas to accommodate future <br />residential development of the land. <br />The site is located in the south-central half of Section 4 and the north-central half of <br />Section 9, Township 1 North, Range 76 West, 6`" P. M., Grand County, Colorado. The <br />proposed permit boundary contains 32.36 acres, approximately 13 of which have been <br />affected by previous mining activities on the property. <br />The surtace and subject mineral rights are owned by Granby Realty Holdings, LLC. <br />Man made structures on or within 200 feet of the permit boundary include Headwaters <br />Golf Course and clubhouse, power lines, underground telephone lines, underground <br />water line, septic system, County Road 894, River Camp Road and Sol Vista Drive <br />North. All of these structures are owned by the applicant. <br />Groundwater will not be encountered during the life of the operation. The Fraser River <br />lies approximately 400 feet north of the site and is not expected to be affected by mining <br />activities.
