The land use definition, <br />in accordance with section 1.04, is industrial. <br />• The Soil Conservation Service has designated the area as a <br />Sandy Bench range site. They state that under optimal <br />conditions the site would support a "slightly stunted <br />sagebrush-grassland" type with western wheatgrass and <br />streambank wheatgrass as dominant species. Optimum ground <br />cover is thought to be 25 percent and optimum total annual <br />production in favorable years would be 1,200 pounds/acre. <br />500 pounds/acre would be the maximum production in unfavor- <br />able years. <br />It is important to note, however, that the Northgate loadout <br />had been severely disturbed prior to Walden Coal Company <br />obtaining any interest in the land. Prior land uses have <br />included loading of fluorspar and lumber from the site. <br />• <br />5 <br />
