INTRODUCTION -This proposal calls for the establishment of a new 28.99 acre sand and gravel mining <br />extraction operation together with gravel screening and crushing. Asphalt and concrete production is not <br />included as part of this request, <br />LOCATION -The site consists of 28.99 acres located southeast of 20 Road and River Road adjacent to <br />Interstate 70 and adorning the westerly Fruits City Ilmds. The site Is also located m part of the SW '/. In <br />Section 26. Township 1 North. Range 2 West of the Ute Meridian, The latitude and longitude of the <br />approximate center of the property is 39°0734", 108"40'48". <br />EXISTING LAND USE -The land on which the gravel mine site is totaled was subdivided into four lots In <br />a "Planned Industrial' lend use zone designation The subdivision is known as 20 Road Industrial Park, <br />The site under consideration is sduatetl on four subdvided lots know as the 20 Road Industrial Perk end <br />vad of any structures. The property ~s presently owned by Martin and Donna Azcarraga of Grand <br />Junction. Colorado The site is ircegular in shape and is 700 feet in length northlsouth, and 1,800 feet at <br />its widest east/west point. The primary present use is considered to be fallow industrial land. Ground <br />cover ranges between non-existent to natural grasses. (orbs, and shrubs. There is no evidence that the <br />cultivation of crops may have occurred on the site in the past Irrigation on the site ~s non-existent. The <br />main channel of the Colorado River, a predominate drainage feature In the area, lies adacent to the <br />southerly Interstate 70 right-of-way. <br />The topography of most of the site 'flat' and generally slopes to the south at a rate of less than one <br />percent. The mean elevation of the property Is 4520 feet above sea level. <br />The accompanying Exhibit C. Pre-mining Plan Map shows the location of the various site, and nearby <br />features in relationship to the property boundary <br />
