• Pitkin County government, by zoning the area AF-1, authorizes <br />agricultural/forestry land use. The use of the area as unimproved <br />rangeland is in compliance with this regulation. Rezoning to an <br />RS-30 category would only prevent subdivision of the mine site into <br />residential lots of less than 30-acre size without requiring <br />Planned Unit Development. <br />The land will be restored in a timely manner to conditions that are <br />capable of supporting the uses they were capable of supporting <br />before any mining. The agency and the landowner will be notified <br />of any change in the postmining land use. <br />4.5.1 Mine <br />Grading, seeding, and hand planting will restore the mine site area <br />to both a productive and aesthetically pleasing appearance similar <br />to adjacent lands. The terrain type and vegetative cover on <br />undisturbed areas surrounding the mine will be matched by on-site <br />rehabilitation. This area will be used as unimproved rangeland, <br />and a water treatment facility unless economic or environmental <br />conditions should change significantly during the life of the mine. <br />Added population pressure might require additional recreational <br />usage in the form of hunting and stream fishing. (See Drawings D- <br />4-11 and D-4-16.) <br />4.5.2 Loadout <br />The main portion of the loadout was located north and east of the <br />Roaring Fork River. This land is know as the Diamond A Parcel. <br />The Diamond A Parcel is being developed into a residential <br />community with a golf course and related retail establishments. <br />Work on the development continues as of April 1996. The Diamond A <br />Parcel was removed from the permit by the DMG's approval of TR-15 <br />on February 1, 1994. <br />Grading and seeding has restored the remaining portions of the <br />loadout to a productive status similar to pre-project disturbance. <br />The projected land use for this site will be pastureland- <br />facilities in support of pastureland, undeveloped private land and <br />rangeland. The Diamond A Parcel which has been released from the <br />permit had a postmining land use of industrial and residential. <br />See Map D-3-3A.
