Why would Ron Tipping want to hand this land to the County? The sand & gravel shown as a
reserve on their financial statement is just as valuable in the ground as in a pile or in a truck.
As you can see in the Daily Sentinel article of 4-11-99, Mr.Tipping, Mr. Settle and Grand
Junction Pipe & Supply aze doing the exact same thing on Redlands Mesa. Another gravel pit in
a residential neighborhood. I seriously doubt if this company will let anything stand in the way
of another dividend check, although I see Mesa County has told them to limit hours of operation
from 7 a.m. to 6 p.m. Monday through Friday, as well as paving their haul road and preserving
some mature cottonwood trees. You'll notice they didn't have enough nerve to suggest an
asphalt plant to the Mesa County Planning Commission.
Delta Sand & Gravel recently sold out for millions of dollazs to some conglomerate from Ireland.
In the not too distant future, Ron Tipping will be offered 50 million dollars for his empire ---and
he'll retire to the golf course. But the Gunnison River neighborhood will still be holding the bag.
Mr. Tipping's Delta Paving Gravel Pit isn't a Confluence Park in the making. It's along-term
industrial site in a residential neighborhood.
Sincerely yours,
Thomas E. Chapman
Chairperson
Gunnison Rim Homeowners Group
Cc: allace Erickson, Colorado DMG
Army Corp Of Engineers
Ron Tipping
Richard Frazier
