<br />SPECIAL WARRANTY DEED
<br />THIS DEED, Made this ~ day of ]~,CPInn.IQk~, , , 199 1,
<br />between DON E. BECK, JR. and CHARLOTTE GENEY BECK of the
<br />County of Tarrant and State of Texas, of the first part and
<br />V. PAUL MOLTS, whose legal address is 28221 County Road 319,
<br />Buena Vista, County of Chaffee and State of Colorado 81211,
<br />of the second part:
<br />WITNESSETH, That the said parties of the first part,
<br />for and in consideration of the sum of Ten and no/100
<br />Dollars to the said parties of the first Bart in hand paid
<br />by the said party of the second part, the receipt whereof is
<br />hereby confessed and acknowledged, have granted, bargained,
<br />sold and conveyed, and by these presents do grant, bargain,
<br />sell, convey and confirm unto the said party of the second
<br />part, his heirs and assigns forever, all of the following
<br />described lot or parcel of land, situate, lying and being
<br />in the County of Chaffee and State of Colorado, to-wit:
<br />An undivided 1/2 interest in and to the Harmony Ditch #83,
<br />Priority #93 with the date of priority as of June 30, 1881,
<br />for one cubic foot of water per second of time taking its
<br />supply of water from the Arkansas River and Priority #190
<br />with date of priority as of April 15, 1890 for seven cubic
<br />feet of water per second of time taking its supply of water
<br />from the Arkansas River, also 1.48 cubic feet of water in
<br />the Trout Creek Ditch #36, Priority #39 with a Priority Date
<br />of December 17, 1872 and a like interest in said ditch.
<br />Together with all and singular the hereditaments and
<br />appurtenances, thereunto belonging, or in anywise
<br />appertaining and the reversion and reversions, remainder and
<br />remainders, rents, issues and profits thereof; and all the
<br />estate, right, title, interest, claim and demand whatsoever,
<br />of the said parties of the first part, either in lau or
<br />equity, of, in and to the above bargained premises, with the
<br />hereditamenta and appurtenances; To Have and To Hold the
<br />said premises above bargained and described, with the
<br />appurtenances, unto V. PAUL MOLT2, the said party of the
<br />second part, his heirs and assigns forever.
<br />And the said DON E. BECK, JR, and CHARLOTTE GENEY BECK,
<br />parties of the first part, for themselves, their heirs,
<br />executors and administrations, do covenant, grant, bargain
<br />and agree to and with the said party of the second part, his
<br />heirs and assigns, the above bargained premises in the quiet
<br />and peaceable possession of the said party of the second
<br />part, his heirs and assigns, against all and every person or
<br />persons lawfully claiming or to claim the whole or any part
<br />thereof, by, through or under the said parties of the first
<br />part to Warrant and Forever Defend.
