I Beginning at the Northeast corner of the said SWt NEt, from whence the

(NWT SEt) of Section 27, Township 14 South, Range 78 West, of the 6th Principal
Meridian, Chaffee County, Colorado, lying East of Lhaffee County Road No. 301,
said tract being more particularly described as follows:
Beginning at the Northeast corner of the said NWt SEt, from whence the
Northeast corner(stone) of said Section 27 bears North 27°18'59" East 2974.48
feet; thence proceeding around the tract South 00°04'37" East: along the East
line of the said NWT SEA a distance of 1263.10 feet to the Easterly right.-of-way
of said County Road; thence along said Easterly right-of-way the following four
(4) courses and distances, first North 16°07'44" West 377.62 feet; then North
19°53'10" West 753.99 feet, then North 18°21'16" West 166.72 feet, then North
07°58'58" West 34.02 feet to the North line of the said NWi; SE#; thence leaving
said right-of-way South 89°54'56" East along said North line 416.90 feet to the
point of beginning.

SUBJECT TO a previousreservation of .an easement for water storage and the construction
of a dam and reservoir. Said easement shall include the right to store a maxi-
mum of 10 acre feet of water upon a maximum of 2.5 acres, and the right to gain
access across the above property for construction and maintenance purposes. The
locatlon of said dam and reservoir is described as follows:
The westernmost portion of said dam is located at a point whence
the West Quarter corner of Section 26, Township 14 South, Range
78 West, of the 6th Principal Meridian, Chaffee County, Colorado,
bears North 43°30'24" East for 1013.56 feet. The reservoir shall
be located Nor[heasterl,y of said dam along and surrounding [he
natural channel of Trout Creek
The location of Che easement for ingress and egress is described as
follows:
An easement twenty (20) feet and width the centerline of which
extends from the westernmost portion of said dam South 43°30'24"
West 1013.56 feet to the West ~ Corner of Section 26, thence West
along the boundary common to the SEA NEB and the NEB SEA of Section
27, and continuing West along the boundary common to the SWs< NEt
and the NWt SEA Section 27 to Chaffee County Road No. 301, all in
T.145, R.78W., 6th Principal Meridian, Chaffee County Colorado.
In the event that construction of said dam and reservoir has not been
commenced within five years of the date hereof, ownership of said easement
shall revert. [o the owner of the underlying fee.
