OPERATIONS STANDARDS <br />1. <br />~D. <br />%,:i <br />~'~:r+. <br />,;~~+#,~ <br />.,'ti~ <br />Y <br />p~u~~~ <br />~y' S' <br />The uses permitted shall be the extraction of sand and gravel as <br />described in the San and Gravel Extraction Plan prepared by <br />John J. Haines, Land Consultant, 1979. Said document is on file <br />with th.e Weld County Department of Planning Services. Additionally, <br />all uses permitted by right under Section 3.38 of the {Veld County <br />Zoning Regulations. <br />No excavation or processing of sand and gravel shall be permitted <br />nearer than 10 feet to the boundary of adjacent property, easement <br />or irrigation ditch or right-of-way, nor nearer than 125 feet to <br />any existing residence, unless, by written agreement, the owner <br />or owners of such adjacent property consent to a lesser distance <br />and the Planning Commission approves such lesser distance. The <br />Planning Commission may set a greater distance than mentioned <br />above, when, in their opinion, it is justified. <br />All sand and gravel operations shall be conducted during the hours <br />of daylight except in the case of public or private emergency or <br />to make necessary repairs to equipment. This restriction shall <br />not apply to operation of administrative and executive offices or <br />repair facilities located on the property. <br />The Special Use Permit area shall be maintained is such a manner so <br />as to prevent soil erosion, fugitive dust and gowth of noxious <br />weeds. The site shall be maintained in such a manner as to present <br />a neat ;ind well kept appearance. <br /> <br />' ;; <br />Existing trees and ground cover along public road frontage and its ~,` <br />drainageway shall be preserved, maintained and supplemented if <br />necessary, for the depth of the setback in order to protect against <br />and/or reduce noise, dust and erosion. <br />IVhere topsoil is removed, sufficient arable soil shall be set aside, <br />Eor respreading over the excavated area. <br />Insurance - The operator shall furnish evidence that he is insured <br />to the extent of not less than S100,000.00 against liability for any <br />negligent act or omission by the operator from the operation or <br />maintenance of the sand and gravel pit and the extraction and <br />production of sand and gravel and all activities connected with or <br />incidental thereto. <br />Lighting; provided for security and night operation an the site shall <br />be designed, so that the lighting will not adversely affect <br />surrounding property owners. <br />All phases of the snad and gravel operation shall comply with all <br />applicable County, State and Federal Health Standards and Regulations <br />and other applicable rules and regulations of governmental bodies <br />having urisdiction on the premises. <br />All access roads from surface gravel mining operations to public <br />highways, roads, or streets, shall be paved or otherwise treated to <br />minimize dust conditions on all parts of such access roads which are <br />located within one-fourth miles of the public highways, road or <br />streets. All accesses shall have the approval of the ltield County <br />Engineering Department. All accesses shall be constructed in <br />accordance with the recommendations aqd/or requirements of the (Veld <br />County Engineering Department. <br />
