OPERATIONS STANDARDS 1. ~D. %,:i ~'~:r+. ,;~~+#,~ .,'ti~ Y p~u~~~ ~y' S' The uses permitted shall be the extraction of sand and gravel as described in the San and Gravel Extraction Plan prepared by John J. Haines, Land Consultant, 1979. Said document is on file with th.e Weld County Department of Planning Services. Additionally, all uses permitted by right under Section 3.38 of the {Veld County Zoning Regulations. No excavation or processing of sand and gravel shall be permitted nearer than 10 feet to the boundary of adjacent property, easement or irrigation ditch or right-of-way, nor nearer than 125 feet to any existing residence, unless, by written agreement, the owner or owners of such adjacent property consent to a lesser distance and the Planning Commission approves such lesser distance. The Planning Commission may set a greater distance than mentioned above, when, in their opinion, it is justified. All sand and gravel operations shall be conducted during the hours of daylight except in the case of public or private emergency or to make necessary repairs to equipment. This restriction shall not apply to operation of administrative and executive offices or repair facilities located on the property. The Special Use Permit area shall be maintained is such a manner so as to prevent soil erosion, fugitive dust and gowth of noxious weeds. The site shall be maintained in such a manner as to present a neat ;ind well kept appearance. ' ;; Existing trees and ground cover along public road frontage and its ~,` drainageway shall be preserved, maintained and supplemented if necessary, for the depth of the setback in order to protect against and/or reduce noise, dust and erosion. IVhere topsoil is removed, sufficient arable soil shall be set aside, Eor respreading over the excavated area. Insurance - The operator shall furnish evidence that he is insured to the extent of not less than S100,000.00 against liability for any negligent act or omission by the operator from the operation or maintenance of the sand and gravel pit and the extraction and production of sand and gravel and all activities connected with or incidental thereto. Lighting; provided for security and night operation an the site shall be designed, so that the lighting will not adversely affect surrounding property owners. All phases of the snad and gravel operation shall comply with all applicable County, State and Federal Health Standards and Regulations and other applicable rules and regulations of governmental bodies having urisdiction on the premises. All access roads from surface gravel mining operations to public highways, roads, or streets, shall be paved or otherwise treated to minimize dust conditions on all parts of such access roads which are located within one-fourth miles of the public highways, road or streets. All accesses shall have the approval of the ltield County Engineering Department. All accesses shall be constructed in accordance with the recommendations aqd/or requirements of the (Veld County Engineering Department.
