<br />' THIS INDENTURE, Made this 13[1 day of June 19 86 ,
<br />between Sisters of Charity of Leavenworth, a corporation organized and
<br />existing under and by virture of the laws of the State of Kansas,
<br />party of the first part, and Leadville Mining b Milling Corporation, a
<br />corporation organized and existing under and by virture of the laws of
<br />the State of Nevada of 76 Beaver Street, New York, New York 10005,
<br />party of the second part;
<br />WITNESSETH, that the said party of the first part, for and in consideration
<br />of the sum of EIGHT HUNDRED DOLLARS AND OTHER GOOD AND VALUABLE CONSIDERATIONS,
<br />to it in hand paid by the said party of the second part, the receipt
<br />whereof is hereby acknowledged, has granted, bargained,' sold, conveyed
<br />and confirmed, and by these presents does grant, bargain, sell, convey
<br />and confirm unto the said party of the second part, its successors and
<br />assigns forever, the following described property, situtate, lying and
<br />being in the California Mining District, in the County
<br />of Lake and State of Colorado, to wit:
<br />An undivided one-sixteenth (1/16th) interest in the President Lode Mining
<br />Claim, U.S. Survey No. 8942, California Mining District, Section Twenty
<br />(20) Township Nine (9) South, Range Seventy-nine (79) West of the
<br />Sixth Principal Meridian, containing 10.33 acres, more or less,
<br />together with a21 the dips, spurs and angles, and all the metals, ores,
<br />gold and silver-bearing quarts, rock and earth therein; and all the rights,
<br />privileges and franchises thereto incident, appendant and appurtenant,
<br />or therewith usually had and enjoyed; and all and singular the tenements,
<br />_ hereditaments and appurtenances thereto belonging or in any wise appertaining,
<br />and the rents, issues and profits thereof; and all the estate, right,
<br />title, interest, claim and demand whatever, either in law or equity of
<br />the said party of the first part, of, in or to the said premises, and
<br />every part and parcel thereof, with the appurtenances;
<br />TO HAVE AND TO HOLD the said premises above bargained and described,
<br />with the appurtenances, unto the said party of the second part, its successors
<br />and assigns forever, and the said party of the first part, for itself,
<br />its successors and assigns, does covenant, grant, bargain and agree,
<br />to and with the said party of the second part, its successors and assigns
<br />that at the time of the ensealing and delivery of these presents, it
<br />is well seized of the premises above conveyed, as of good, sure, perfect, ~
<br />absolute and indefeasible estate of inheritance, in law, in fee simple, ~ ~
<br />and has good right, full power and lawful authority to grant, bargain,
<br />sell and convey the same, in manner and form aforesaid, and that the ~ ~+
<br />same are free and clear from all former or other grants, bargains, sales, I~;~.*
<br />liens, taxes, assessments and incumbrances of whatever kind or nature
<br />soever; and the above bargained premises, in the quiet and peaceable Ong
<br />possession of said party of the second part, its successors and assigns,
<br />against all and every person or persons lawfully claiming or to claim ~.
<br />the whole or any part thereof, the said party of the first part, shall ~
<br />and will warrant and forever defend, always saving, excepting one hundred
<br />feet on the north end of said claim, and excepting the same provisions,
<br />reservations and limitations contained in the patent of the United States,
<br />issued or to be issued for said property.
