<br />v <br />INSURANCE <br /> <br />Lessee shall provide and keep in full force and effect <br />Workmen's Compensation and Liability insurance on all workmen and <br />employees in any wa;r engaged in'the quarrying, processing, loading, <br />transportation or any other services involving the operation of <br />Lessee's business. <br />In addition, Lessee shall indemnify Lessor against all <br />injuries or damages not covered under the above described insurance. <br />VI <br />RENEWAL <br />Lessee shall have the option, upon Sixty (60) day <br />notice prior to the expiration of this Lease, to renew this agreement <br />under the same term:: for an additional ten year period. <br />VII <br />OPTION TO PURCHASE <br />In the event Lessor should desire to sell the demised <br />property, Lessee shall be given the first right of refusal. Lessee <br />shall have Ninety (90) days from Lessor's notice to Sell to exercise <br />Lessee's option to purchase the demised property. <br />Lessor expressly agrees and acknowledges that this agree- <br />ment is superior to any other agreements Lessor may enter into. Should <br />Lessor sell the demised property to a party other than Lessor, the Sales <br />Agreement shall be subordinate to this Lease, and this Lease shall <br />hereby be incorporated in any sale by Lessor, and, as a condition of <br />sale be adopted by the Buyer. <br />VIII <br />LAND USE <br />Lessee shall not be liable and Lessor expressly agrees <br />to hold Lessee harmless for any and all damage or waste which may <br />occur to the leasehold as a result of the business operations of Lessee. <br />-3- <br />.._.. <br />" . -- <br />
