• <br />INTRODUCTION <br />s <br />Poudre Tech Aggregates, Inc. is applying for a permit to mine sand and gravel <br />from the Stegner Property located in unincorporated Larimer County, north of <br />Fort Collins, Colorado (see Exhibit B). The property consists of approximately 80 <br />acres in Section 33, Township 8 North, Range 69 West. The property is located <br />at the southwest corner of Taft Hill Road and Old State Highway 287 (now <br />County Road 54G). <br />The property currently consists of a working organic vegetable farm with six <br />residences and numerous farm structures (some of which have historical <br />significance). The surface property, sand and gravel rights, and water rights are <br />owned by the Stegner Family. <br />The sand and gravel produced would be trucked to the market by Poudre Tech <br />Aggregates, Inc. The mine life is anticipated to be 7 to 10 years. <br />The reclaimed property will include two separate, lined ponds covering <br />approximately 56 total acres and another 24 acres of reclaimed and undeveloped <br />property (except for the existing residential and farm structures). Surrounding <br />land uses in the immediate vicinity include residences, agricultural use, and sand <br />and gravel mining. <br />
