Lafarge West's Duckworth Pit is within the community's proposed future growth <br />area. As a result, the Town offers the following comments. <br />Vegetated berms <br />The applicant has not sufficiently demonstrated that the site will be adequately screened and <br />landscaped to mitigate visual impacts to adjacent land uses including the roads. The Town has <br />received several applications for rural subdivisions near the proposed gravel operation. In addition, <br />there are already two high-end residential developments along Weld County Road 7 (Rinn Valley <br />Ranch and Lighthouse Cave) and several homes near the site. Traffic on Weld County Road 20'/z <br />will continue to increase with the new development. The Town requests that the applicant <br />construct a vegetated berm along WCR 20'/ to help mitigate the visual impacts from the site. The <br />view to the south from the road is already impacted by the existing gravel operation. <br />The mining operation will also be visible from the Lighthouse Cove subdivision. The Town <br />recommends Lafarge construct an L-shaped berm along the northern property line. The berm <br />should start at the western setback to Idaho Creek and run west approximately 250'. It should also <br />extend southeast along the Idaho Creek setback for about 200' to screen the site from the existing <br />homes. The Town recommends the berm be 8' to 10' high. <br />Preserve Existing Trees Along All Site <br />Boundaries <br />There are several large, healthy trees along <br />WCR 20 % and on the northern perimeter of <br />the property. Please setback the mining <br />operation at least 10' outside of the trees' drip <br />lines and allow the dewatering water to flow <br />over the trees to help protect them from the <br />lowering of the water table. Please also <br />monitor the groundwater in these areas to <br />further help ensure the trees will be sustained. <br />Page 1 <br />Trees along WCR 2D'/z and western boundary. <br />
