This study was performed <br />in a manner so as to be in general compliance with the requirements of C.R.S. 30-28- I OI (Senate Bill 35). Tltis study <br />was originally performed to assist •he client in preparing the preliminary site plan, which has been updated in a manner <br />to reflect the geologic and geotechnical restraints of the site. This report reflects the recent planning efforts for this tract. <br />Grand Junction Lincoln DeVore was also requested to perform a limited Subsurface Soils Exploration on this site, to <br />determine the Geotechnical Characteristics of the near surface soils, as they are related to the construction of a small <br />residential subdivision. Following are our findings. <br />TRACT LOCATION & DESCRlYT10N <br />The tract lies in the Southwest Quarter of the Southwest Quarter of Section 17, Township I S, Range 2E and a portion <br />ofthe Southeast Quarter of the Southeast Quarter of Section 18, "township I S, Range 2E of the Ute Principal Meridian. <br />Mesa County, Colorado. The tract is partially divided by 35 Road and is bounded on the North by D-I/4 Road, is <br />bounded on the South and East by a tributary of Sink Creek. The D Road extension is slightly south of the trace <br />boundary. The downtown business district of unincorporated Clifton is approximately 2-1/2 miles Northwest of [Iris <br />tract. The tract contains approximately 50.5 acres. <br />The tract has been used for limited livestock grazing and some gullies adjacent to historical roads have been used for <br />uncontrolled trash dumping activities. Si[e drainage is qui[e variable, as S ink Creek and tributary gullies are immediately <br />south of the pact, flowing from the southeast, to the northwest. The entire tract is drained toward the Northwest, being <br />entirely within the lower Sink Creek basin. The flow from this tract and surrounding tracts eventually flow to rite <br />Colorado River (approximately 1 mile Northwest) via Road drainages and Sink Creek, with the associated small <br />tributaries and gullies. Surface drainage is fair to good and the subsurface drainage is good to very poor. <br />
