M., Gunnison County. <br />Dear Mr. Schmidt: <br />In response to your request of September 15, 1995 to develop a appraisal of <br />value of the cabin belonging to Mr, and Mrs. Larry Mautz at the above <br />described location. I made a physical inspection of the improvements on <br />September 18, 1995 with Mr. Norm Every. <br />The accompanying report is based on that site inspection, the surrounding <br />neighborhood area of influence and a review of the sales and cost data for <br />similar properties. <br />This appraisal was made with particular attention paid to applicable value <br />influencing economic conditions and has been processed in accordance with <br />nationally recognized appraisal guidelines. <br />A search was made of the Gunnison County planning department for a building <br />permit, and septic system permit. According to both departments they could <br />not find any copy of such permits. The reference to the amendments to the <br />building permits is made concerning the lack of the permits. No adjustment <br />was made for the lack of the permits. <br />There is also no record of the improvement on the owner's property in the <br />Gunnison Assesor's office and no tax has been levied for the improvement. <br />THe value conclusions stated herein are of the effective date of the appraisal <br />and are contingent upon the certification and limiting conditions attached. <br />Please do not hesitate to contact me if [ nay assist you further.
