Summar Re ort <br />Pro a Address NE45W4 Sec.20 Tw 13S R90W <br />Somerset Co Gunnison state Co. zi code 81434 <br />Lends Mountain Coal Com an <br />Comments <br />Gunnison County requires a building permit for all buildings and additions <br />designed for human occupancy, which includes minimum square footage of living <br />unit, source of potable water and sewage disposal system. <br />A full set of building plans must be submitted to the building department. <br />including a plot plan, foundation plan, complete floor plan and framing plan <br />cross section. <br />Also snow load for any location determined by the Gunnison Lounty building <br />department prior to drawing final plans. <br />Energy standards adopted in the Gunnison County Building Code Amendments must <br />be met for any building for human occupancy. <br />Inspections are required and the following permits are required: Plumbing. <br />electrical, wells. waste water or individual sewage disposal permit prior to <br />beginning work. <br />A search with the Gunnison County Planning Department was made to locate a <br />building permit. No permit was located in the county files.. <br />A search was made with the Gunnison County Environmental Health Officer to <br />locate a septic permit. No permit has been issued. <br />Board of County Commissioners of Gunnison County Resolution Series 95-42, <br />dated August 22, 1995 adoption of Gunnison County Building Code is amended <br />with the following: <br />'Amendments to the Uniform Building Code 1994 3 a. Section 103 of the said <br />Uniform Building Code. 1994 is hereby amended with an additional paragraph to- <br />wit: <br />'Before any building or structure may be noved into or within an <br />unincorporated part of Gunnison County, a building permit shall be issued <br />therefor in the same manner as for a new building or new construction. The <br />cost for such permit shall be based upon the building inspector's estimate of <br />the probable cost involved and which will be necessary in order to make the <br />building or structure comply with all the requirements for new buildings or <br />structures in that area. In the event the owner shall not have taken steps <br />necessary to make the building or structure comply with requirements of the <br />Building Code within the period of time for which the permit was issued, then <br />and in that event the building shall be removed from the premises at the <br />expense of the owner and upon the order or demand of the building inspector. <br />The buildig inspector may refuse to issue a permit to move, remove or repair <br />any such building or structure which, in his opinion cannot be brought into <br />compliance with the Building Code and which, even though repaired. will be <br />structurally unsafe.' <br />Additional comments <br />Water damage on the wall at floor level in the living/kitchen area. <br />Additional comments <br />Bathrooms are not included in room count. The room across the hall from the <br />bathroom is unfinished on the interior, and appears to be a storage area. <br />Vacant land sales: <br />The appraisal was requested to establish the market value of the cabin only. <br />In order to value the cabin only, it was necessary to research sales of <br />similar properties within the remote mountain areas of Gunnison County, and <br />to establish a price per acre, of current market, in order to extract the <br />acreage/site value from the sales. <br />In reviewing sales of similar properties that have occurred in the past <br />twenty four to thirty six months, the estimated site values were f1.000 an <br />acre for remote rural acreages.. <br />Additional features <br />Electrical Cost 5830.00 <br />Base Plumbing Cost (560.00 <br />Fixtures 51,985.00 <br />
