The applicant shall incorporate the recommendations of the Division of Wildlife as set forth <br />in its December 5, 1994 correspondence regazding Special Use Permit No. 570 (2nd <br />Amended) into the Reclamation Plan. A copy of this plan shall be submitted to the <br />Department of Planning and Development and the Division of Wildlife for review. <br />3. The applicant shall abide by all permits and plans submitted to local, state, and federal <br />agencies. Any violation of a permit or plan shall result in the scheduling of a Show/Cause <br />Hearing to consider the revocation of Special Use Permit No. 570 (2nd Amended). <br />4. Special Use Permit No. 570 (2nd Amended) shall be placed on a one-yeaz review. <br />ZONING AND LAND USE <br />The subject property is currently zoned A-1, Agricultural (minimum 40 acres) Zone District as is <br />the adjacent property to the east. An I-2, Light Industrial Zone District is located north of the site <br />along Highway 96 East and contains a Colorado Interstate Gas plant. Property to the west of the <br />proposed site is zoned A-2, Agricultural (minimum 5 acres) and contains several residences and <br />agricultural activities. The surrounding property also consists of open rangeland (Exhibit 4). <br />COMPREHENSIVE PLAN <br />The Pueblo Reeional Comprehensive Development Plan's "Pueblo County Plan Map" depicts <br />the subject property as "Grazing And Other Agricultural Lands." <br />FLOODPLAIN <br />The proposed plant site does not appear [o be within a "Special Flood Hazard Area" as depicted <br />on the Federal Emergency Management Agency (FEMA) Flood Insurance Rate Map, <br />Community Panel No. 080147 027~B, dated September 29, 1989. _ _ _ _ <br />FIRE PROTECTION <br />The subject property lies within the service azea of the Pueblo Rural Fire District. <br />ACCESS/TRAFFIC <br /> <br />The site will be accessed via an existing private road which itself accesses Colorado Highway 96 <br />East to the east of Colorado Highway 231. <br />
