I GENERAL LOCATION AND DESCRIPTION <br />' A. Location <br />1. Township, range, section, '/. section. The subject Use by Special Review (iJBSR) <br />' property consists of a parcel of land situated in Sections 27, 28, 29 and 34, all in <br />Township 8 South, Range 65 West of the 6th Principal Meridian, Douglas County and <br />' generally described as follows: <br />Section 27 The Southwest'/,; the Southeast'/,, excluding land east of the westerly <br />' right of way (R.O.W.) of Castlewood Canyon Road; the South''/x of the <br />Northeast'/,; the West '/z of the Northwest %r and the South %z of the <br />Southeast'/, of the Northwest'/,. <br />Section 28 The South ''h of the Southeast'/. of the Southwest'/,; the West''/z of the <br />Southwest'/,; the South''/z of the Southeast'/,; the East''/z of the Northeast <br />' '/, of the Southeast'/,; and the East''/x of the East''/x of the Northeast '/,. <br />Section 29 The South %z of the Southwest'/,, excluding land west of the easterly <br />R.O.W. of Ridge Road; and the Southeast'/, excluding land west of <br />Willow Creek, <br />' Section 34 The North '/z of the North''/z of the North''/z, excluding land east of the <br />westerly R.O.W. of Castlewood Canyon Road. <br />' 2. Local roads. The vicinity map (Figure A) shows the location of roads adjacent to the <br />property boundary. Ridge Road is immediately west of the property, while Castlewood <br />' Canyon Road is just to the east. Each road forms the UBSR boundary in places. Mining <br />will be at least 500 feet away from these roadways. <br />' Within the property there aze a few dirt access roads used by the Winkler Cattle <br />Company. Some of these roads will be improved and used by the mining operation. <br />' 3. Major drainageways, facilities, and easements. This site is located in the upper Cherry <br />Creek drainage basin, just east of Willow Creek. The site access road crossing is <br />approximately 3/4 of a mile downstream of the South Lake Gulch Road and Willow <br />Creek crossing. <br />The only facilities on-site aze a power line and several cattle stock ponds. The power <br />line runs through the center of the property and will not be disturbed by mining activity. <br />' 4. Surrounding development, land uses, and present zoning. The proposed operation is <br />located in a spazsely populated area of Douglas County. There aze approximately 19 <br />homes within a 1 '/z mile radius of the mining area. The Town of Castle Rock is located <br />about 2 '/z miles northwest of the UBSR boundary. <br />The present land use is grazing and the present zoning is Agricultural-1 (A-1). <br />I <br />1 <br />
