The purpose of the
meeting will be to discuss a proposed 40 acre sand and gravel mine that would be located
immediately north of 120' Avenue, west of the Fulton Ditch, and south of the Henderson Water
Ski Club. This project is being proposed by the 124`h Estates Partners, LLC, a group which will
also be developing the historic 34 acre mine site that is located immediately south of 124'"
Avenue and west of Hwy 85, as a water storage reservoir. The development group will be
applying to the Colorado Division of Minerals and Geology to amend its existing mining permit
for the 34 acre parcel to include the 40 acre parcel. It will also be applying to Adams County for
a conditional use permit to allow the recovery of sand and gravel resources from this 40 acre site
and to reclaim the land as a water storage reservov.
If the necessary permits and approvals are received, mining activity would likely overlap with the
County's major project to improve and reroute 1200' Avenue between Hwy 8S and the South
Platte River. Reclamation of the site will occur in the final stages of mining, so that when mining
is complete, preparation of the site for water storage will also be near completion. Before mining
is initiated, a clay barrier will likely be placed around the site to isolate it from surrounding
groundwater, and thus, to minimize impacts to nearby, shallow wells.
The 124`^ Estates Partners hope that you can attend this neighborhood meeting on September ] 1
so that the project can be explained to interested neighbors and so that you can ask questions and
express whatever concerns you may have regarding such a project. If you need information
before the meeting, please feel free to call me at 303-808-6359 or Les Ewegen at 303-667-1666.
The attached drawing shows the location of the land, which is the subject of this proposed
project; and it shows the location of the meeting place for September 11.
t`~--'~'~-~-
Scott Keen
Consultant
