_~ <br />i (~ <br />DEVELOPMENT STANDARDS <br />US R-48 9:82 :4 <br />ROBERT L. SIEGRIST <br />1. The uses permitted on the hereon described parcel shall be the extraction of <br />sand and gravel as described in the application presented by the Siegrist <br />Construction Company and on file in the office of the Department of Planning <br />Services. <br />2. The open-cut gravel operation shall comply with Section 44,4, Operation <br />Policies (excluding 44.4.7) of the Weld County Zoning Ordinance. <br />3. All phases of the sand and gravel operation shall comply with all County and <br />State Health Standards and regulations pertaining to air quality, water <br />quality, noise emission, and sanitary disposal systems. <br />4. All operations on the property shall be in conformance with Weld County <br />Flood Hazard Regulations. Additionally, any fuel tanks, septic tanks and <br />other items which might wash away during flooding shall be located outside <br />the one-hundred (100) year floodplain or adequately floodproofed to~avoid <br />creation of hazardous conditions. <br />5. Copies of pertinent documents filed with the Mined Land Reclamation Board <br />shall be forwarded to the Department of Planning Services office for review, <br />6. The Use by Special Review Permit shall be limited to the plans shown hereon <br />and governed by the Operations Standards stated above and all applicable <br />Weld County, State and Federal Regulations. Any material deviations from <br />the plans and/or Operations Standards, as shown or stated above shall require <br />the approval of an amendment to the Use by Special Review Permit by the <br />Planning Commission and the Board of County Commissioners before such changes <br />from the plans and/or operations Standards shall be permitted. Any other <br />changes from the plans and/or Operations Standards shall be filed in the <br />office of the Department of Planning Services. <br />7. The property owner and/or operator of this operation shall be responsible <br />for complying with all of the above stated Operation Standards. Noncompliance <br />with any of the above stated Operations Standards may be reason for revocation <br />of the Use by Special Review Permit by the Board of County Commissioners. <br />GO:rg <br />B44 <br />
