' r <br />For SB-5, it is intended to route the runoff from the shop area <br />into a detention pond as shown on the final plans. This pond would <br />also act as an oil/grease separation pond. It is intended to route <br />_ the discharge from this pond into the natural drainage course that <br />is located within SB-5. As Phase IV is constructed, it is intended <br />to route the flows from the retention pond into the final pond <br />' system for Phase IV. At this time, the retention pond may be <br />reduced in size, yet it would still function as an oil/grease <br />' separation device. <br />' - It is felt that the proper design and construction of these ponds <br />would allow for the containment of oil and grease materials and <br />would retain the necessary stormwater. Presented in the grading <br />' and drainage plans are the ditches and ponds for Phase I. <br />' VI. PROJECT PHASING <br />As previously stated, this project contains phasing of the gravel <br />extraction dependent upon the developer's needs. This drainage <br />analysis has presented all of the subbasins that have an impact on <br />' - the project as a whole. At this time, only subbasins SB-2, 4, and <br />5 appear to have an effect upon the development planned for Phase <br /> I. SB-3 has a minimal impact since the flows that enter the pond <br /> are routed to the Los Pinos River. Development within SB-7 would <br /> result in an increase of the pond wise and areas that are left <br />_ <br />' undisturbed would continue to flow towards the river. SB-1 and SB-6 <br /> development would result in additional ponds and surrounding bank <br />' ~ areas that would allow flaws to continue towards the river. <br /> Development of SB-5 consists of a shop area that was considered as <br />a portion of this analysis, plus gravel extraction and a resultant <br />pond. <br />^ It is intended to complete detailed grading and drainage plans for <br />_ Phases II (optional), III and IV at a time prior to beginning <br />' gravel extraction activities within these phases. <br />1 <br />' -3- <br />
