VOUNTAIN COAL COMPANY ~ WEST ELK MINE
CONCLUSIONS
The wooden frame structure observed during the inspection appeared to be stable and
in the same general condition as that observed during the pre-mining inspection. The
ground surface around the structure also appeared to be stable. The structure is in no
danger of structural failure and is suitable for occupancy under conditions observed at the
time of the inspection. Confirmation of the structural integrity and detailed code
compliance is beyond the scope of this report.
Settling or movement of this type of structure can result from various sources including
frost heave at the foundation, inadequate foundation/soil bearing for the imposed
loadings, seismic activity, soil expansion/shrinkage from moisture changes, subsidence
from mining operation and deficiencies in design and/or construction. The foundation does
not appear to meet any code requirement and does not extend below frost depth far this
area. This condition alone could be the sole cause of any current or future foundation
disturbance. Although the probability of future subsidence from mining operations is
considered to be slight, settling or movement of the structures at this location is likely due
to the other items outlined above. The actual impact or effect of the items listed above
are beyond the scope of this report. Photos of the structure taken at the time of the
inspection are attached.
