Box 445, Telluride, CO 81435 <br />(970) 728-3775 • Fax (970) 728-3015 <br />December 29, 1997 <br />RE: Expansion of Use Exhibit for Article 4-206 - Standazds Report <br />The addition of a Tire Shop, Welding Shop and Crew Trailer complies with the applicable <br />substantive review standards. Our operation has been recognized by the County as apre-existing, <br />non-conforming use which includes maintenance of equipment. The Welding Shop is necessary in <br />order to repair and maintain equipment and the Tire Shop is necessary in order to fix the tires on <br />our equipment. The Pit Trailer is simply used as a place for the drivers to meet and stay out of <br />the weather. None of these buildings aze necessary except to be used as places to perform work <br />included in our recognized uses. There is just not enough room to perform all of the welding and <br />all of the tire repair in the one Mechanic's Shop which is permitted. <br />Since we pre-date San Miguel County zoning, our zoning is exactly our operation. These <br />buildings fit exactly with the zoning - in fact, they help define it. Also, the buildings only are <br />used for passive operations, so there is no impact to the surrounding area due to these buildings. <br />Traffic and other impacts relate to the rest of our operation and are not addressed here. All of the <br />uses for which these buildings ared requird take place inside the buildings themselves. Therefore, <br />we are in compliance with the County Master Plan, Land Use Policy and Zone District and <br />Neighborhood. Also, since the buildings are already up and have been for years, it is easy to <br />observe that they are consistent and compatible with the rest of the operation. The traffic patterns <br />to these buildings have been well established and are appropriate <br />
