~. C . • • <br />LESSEE shall not assign this lease or enter into any sublease for <br />this lease site or any portion thereof without the prior written <br />consent of LESSOR. Consent to sublease shall not be unreasonably <br />withheld. <br />LESSEE agrees to pay $2000.00 to LESSOR for this lease on the <br />first date of construction and $2000.00 on each anniversary of <br />that date.for the term of the lease. <br />LESSEE shall be responsible and liable for any loss, destruction <br />of or damage to LESSOR'S property, including but not limited <br />to the lease site or any part thereof, caused by LESSEE, its <br />employees, agents, subcontractors or others acting through or on <br />behalf of LESSEE. <br />LESSOR reserves the right to allow others to use both the <br />Property and the way of access thereto so long as such use does <br />not unreasonably interfere with the access and use of the LESSEE <br />hereunder. <br />LESSEE will allow LESSOR to access space on the broadcast tower <br />and its associated building for erection of LESSOR'S <br />communication equipment and associated antenna systems subject to <br />prior approval by LESSEE. LESSEE may require structural analysis <br />at LESSOR'S expense, of the broadcast tower by an engineering <br />firm qualified in such area prior to approval of access to the <br />tower space by LESSOR. LESSEE will require prior frequency <br />coordination, intermodulation study and Federal Communications <br />- 6 - <br />
