Nothing herei.r~ contained shall be construed to prevent the specific per- formance of this agreement by either party, or the seeking of any other remedy available. 20. Access to Records. Buyers shall have access to all business books and records of Sellers relating of the Silver Springs Trout I•'arm at any reasonable times between the date of execution hereof and the date of closing of this transaction, including the right to have such books and records examined by an accountant or C.P.A. retained by Buyers. 21. Contingencies. Performance of this agreement by Buyers shall be :expressly conditioned and contingent upon Buyers' ability to obtain, prior to closing of this trans- action, all necessary licenses and permits required to permit Buyer to lawfully operate such business. 22. Use of Irrigation Water By Sellers. It is age:ced by Sellers that Sellers will not operate or farm the lands presently owned by Sellers and lying contiguous to the lands hereinabove described, including the application of irriga- tion water thereto, in any manner which will adversely affect or interfere with the operation of the aforesaid business including pollution of the waters used in fish propagation, or the use of the water rights hereby trans- ferred to Buyers. This agreement shall be expressly binding upon Sellers' successors and assigns in interest to such contiguous lands. `2~. Notices. Notices where required or permitted to ~.
