<br />BOULDER COUNTY LAI~JSE CODE <br />1 emporary construction or n: <br />Temporary Dwelling Uni[ (A) <br />(E) Lot, Building, and Structure Requirements <br />(1) Minimum lot size...35 acres <br />(2) Minimum setbacks <br />(a) Front yard...15 feet <br />(b) Side yard...25 feet <br />(c) Rear yard...15 feet <br />(3) Maximum building height <br />(a) On land subdivided prior to August 29, 1994, 35 feet unless a lower height was <br />approved through the subdivision process. <br />(b) On any other land, 30 feet unless, through a subdivision approval or site plan <br />review approval, a lower or higher height is permitted due to the unique character- <br />istics of the particulaz site; in no event, however, shall any residential structure <br />exceed 35 feet. <br />(F) Additional Requiremenu <br />(l) Animal units...Two animal units per acre without going through special review <br />(2) Special review is required for any use which: <br />(a) generates traffic volumes in excess of 200 average daily trips per lot, as defined <br />by the Institute of Transportation Engineers; <br />(b) has an occupant load greater than or equal to 100 persons per lot; <br />(c) has a wastewater flow greater than or equal to 2000 gallons per day per lot; or <br />(d) has a total floor azea greater than 25,000 square feet. <br />(e) A second principal use which does not increase density <br />(3) Grading involving the movement of more than 500 cubic yazds of material (other than <br />normal grading activity associated with agriculture, allowed mining activity, or foundation <br />construction) shall go through limited impact special review. <br />(4) Riding horses for use of occupants of a lot and their guests may be kept as permitted <br />accessory uses provided at least on-half acre of pasture is available for each horse. <br />4-102 Agricultural (A) Districts <br />(A) Purpose: Rural areas where conservation of agricultural resources is of major value, and where <br />residential development compatible with agricultura! uses is allowed. <br />(B) Principal Uses Permitted <br />(1) Agri-business Uses <br />Agricultural Products Processing and Storage (S) <br />Agricultural Products Retail Outlet (S) <br />Commercial Feed Yard (S) <br />Custom Meat or Poultry Processing Facility (S) (I) <br />Keeping of Nondomestic Animals (S) <br />(2) Agricultural Uses <br />Commercial Nursery <br />Intensive Agricultural Uses <br />Open Agricultural Uses <br />(3) CommerciaUBusiness Service Uses <br />Kennel <br />(4) Forestry Uses <br />1 18 94 <br />
