Mr. Pendleton styes a number of issues which warrant
some coatment and elaboration:
i
Cement Stucco Finish

We certainly agree with the clwracteriution that the stucco finish which was
subsequently applied to the house is a "two-edged sword" with certaist
potentially negative side effects. There ie a general oonsertaus of opinion with
respect to adobe construction (and construction iri genezaly that you should
use materials that are compatible in terms of their properties and behavior.
The cement stucco Finish applied to the Tatum residence has provide the
beneficial effects of protection from weathering and confinement o~ the
original edobe wall construction It has also tended to conceal and perhaps
exacerbate the deterioration on the south wall that is clearly due to utoisture
infiltration from deRdenciee in the
Fortunately, this deterioration appears
primary bearing wall.
roof flashing and drainage above.
to be localized and does not affect a
In general, we found that the adobe materials !n the walls and foundations of
the Tatum residence are sound and intact. In randomly sounding the walls
we found no widespread or substantial debonding of the stucco from the
adobe. We are strongly of the opinion that the presence of the exterior
cement stuoc~o is not an explanation for, or cause of, the cracking distress and
distortion which now -rffects the eastern portion of the house. With respect
to the issue of long-term maintenance and preservation of the house, ~e are
not recommending the removal of the cement stucco finish, but would
certainly welcome any input or suggestions from Mr. MCHenry.
_;
