<br />3 <br />..~ PRESENT CONDITIONS <br />---z <br />. ~ Descriotion of Site. The general location of Western Paving Construc- <br />_ tion Company's (WPC's) site, formerly known as the John Weng farm, is shown <br />~"~ on a map (part of the USGS Hygiene quadrangle) presented as Exhibit 1. The <br />r"{ Bite is located on the south side of State Highway 66, about 3 miles east <br />-... <br />of Lyons, 2 miles west of Hygiene and 5 miles west and 1 mile north of <br />J Longmont. Legal description of the property is as follows: <br />The south half (S '~) of the southwest quarter (SW '~) and the 'west <br />half (W '~) of the southwest quarter (SW ~) of the southeast quarter <br />(SE ~), all in Section 22, Township 3 north, Range 70 west; a~cd the <br />north half (N z) of the northwest quarter (NW '~) and the west half <br />(W '~) of the northwest quarter (NW '~) of the northeast quarter <br />(NE -'y) all in Section 27, Township 3 north, Range 70 west; contain- <br />ing 194.23 acres, more or less. <br />J A map of the John Weng farm is presented as Exhibit 2. This map shows <br />topography (2-foot contour intervals) and the location of important features <br />',` including streams and irrigation ditches. Supplementary aerial photographs, <br />showing the site and surrounding area, are available for inspection at meet- <br />ings and discussions. <br />The site acquired by WPC has certain easements and exclusions which <br />~ were defined in a title opinion dated April 25, 1969 by attorney H.S. <br />1 Silverstein, Jr. Detailed information about easements and exclusion.; can <br />be provided, if requested. <br />The land on WPC's site is subject to Boulder County's zoning laces. <br />Water Rights. Western Paving Construction Company has acquired cer- <br />tain irrigation water rights on St. Vrain Creek, by purchase of the John <br />J <br />Weng farm. <br /> <br />
