Box 591
Somerset, Colorado 81434
L.l`C KNCw ~e~ ~ e cl
~h~, 1 G• c ti m,dt .
Bear Phil,
I have been aware of your Tatter dated November 9,1994. There are
several concerns which you need to also be aware of.
When we talked in your office about our use of the Loan pine Road
in front of the New Portal. I mentioned we needed use of that
road for our winter snowmobiling business. I have also talked to
John about this situation. 416 HEED `AT LEAST A SIE FOOT WIDE PATH
WITH NATURAL SNOW STARTING DECEl1BER 20 1994 THROUGH MARCH
1.1995, it is absolutely necessary to have the path with snow, I
don't believe our guest w311 be interested in riding their
snowmobiles on a gravel road.
If it should happen that your mining does deatrpy the cabin I
believe you will be liable for the structure along with the
reservations which we will be canceling due to the destruction of
that structure. I believe you need to be aware of the guest
income generated from that cabin. The four bedrooms with flouble
occupancy will generate $350.00 each per day per room. With
complete occupancy for all four rooms that would be $1400.00 per
day. Although in most cases the rooms are rented for five days
with services at $750.00 per person. Anticipating double
occupancy that 1a 51500.00 per room each day or 56000.00 for each
five days. Beep in mind with present reservation capabilities of
that cabin from December 20 to March 1, that is 10 weeks oP
income for our winter operation. Which is equal to $60,000. Also
upon knowing that the cabia is then destroyed our summer business
will also be interrupted. The summer business with horse back
riding etc., is based on the same income Daae as the winter. Each
week has the potential from May 20 to Labor day September 15 to
earn S6000.00 per week. That summer income for 17 •weeka is
$102,000. Then you are aware of the hunting season business which
we done from that location this past season. Our hunters pay
$2750.00 for each 5 day period. The capacity of the cabin is for
eight hunters. With four hunts taking place the cabin generated
Sg8,000 during the 1994 hunting season. Thie information is
provided so you will be aware of the actual liability which you
may occur upon the destruction of the cabin. If i add the hunting
season of 588,000 the summer business of 5102,000 and the winter
