<br />between the parcels. The boundary as shown hereon and described is of the resulting exterior.
<br />A deed call along the south line of Parcel A refers "to a point on the Easterly boundary of the
<br />South Platte River ". There is insufficient description within the remaining deed calls to assume
<br />the entire westerly boundary is the easterly boundary of the South Platte River. This is the
<br />reason for the area labeled as the "Area of ambiguity ", the area between the title line and the
<br />existing east bank of the South Platte River.
<br />5. Course #3 in Parcel B was assumed to be a typographic error and was changed from a
<br />southeast bearing to a southwest bearing to provide lot closure.
<br />6. The witness corner to the S % corner of Section 34 set by LS 16398 is based on a single
<br />proportion re- establishment of the S 34 corner. This witness corner was not used for this
<br />survey. His Consultants, Inc. honored the position of the witness corner as monumented by LS
<br />22098. This monument matches the position of the oldest known witness corner as shown on
<br />the monument record filed by Edward Lind, Jr., LS 2730. This also matches, within reason, the
<br />common angle and distances as shown on the 1981 plat of "Road Runner's Rest II ".
