Optionee is nut in default ::^.Ereunder.
12. "'rusts Access To Alma ?lacer. nptionee as ees that
the Trust, by and through its duly authorized aoen (s), may
enter upon all parts of the Alma Placer at any and allltimes su
long as such entry is not calculated to unduly inter#ere with
the placer mining operation.
13. Books And Records. Optionee agrees to keep accurate
and detailed books of account showing all operating expenses
and the amount of all gold and/or other minera matter
inventoried, recovered/removed, shipped, sold or trade and the
amount of money received from the sale of the gold and or other
mineral matter or the value resulting therefrom. Said books of
account shall be open and available for inspection by the
Trust, by and through its duly authorized agent(s) at all
reasonable times.
14. Termination For Failure To Make Payments. Thy failure
of Optionee to make any payment of it required by this
Agreement, either to the Trust or any third part shall
constitute a breach of this Agreement allowing the rust to
terminate this Agreement at its option. The Tru t shall
exercise its option to terminate this Agreement by gi ing ten
(10) days prior written notice to Optioree, at the address
hereinabove set forth, of its intent to terminate h reunder.
In the event said monetary default is not cured within said ten
(10) day period, possession of the Alma Place shall
immediately revert to the Trust and the Trust is autho ized to
take exclusive possession of the Alma Placer pursuan to any
and all lawful methods, and all of Optionee's rights un er this
Agreement shall automatically terminate at 12:00 noo on the
tenth (10th) day following said .default notice.
15. Late Charges. In the event any amount due to paid by
the Optionee to the Trust hereunder is not paid on o before
the due ,date, Optionee agrees to pay a late charge equa to
of the said delinquent amount.
16. E ui men t, Im rovements And Trade Fixtures Upon
termination of this Agreement by virtue of default or a fluxion
