Map #1 which
is enclosed shows the approximate boundaries of the Hammer Property which is currently
zoned and permitted for gravel extraction. The arrows show the existing trud< routes used by
gravel trucks leaving the Hammer Pit. A few may alsa go east on East 160"' (Highway 7)
however most proceed along the routes shown.
As you mentioned, people are frustrated with the truck traffic on East 132"', on East 124°i,
and on Nome.
Map #2 shows the Hammer Property plus an easement across the north side of the Mullen
Broadcasting Tower property (the easement is on Carlson property). This easement leads to
a 10 acre site on Old Brighton Road (also being purchased from Hammer). This was an old
plant site for Readi-Mix, the previous operator. This ten acre property is the only part of the
subject land that is annexed to Brighton. To the south and east is a triangular parcel also
owned by CAMAS -Cooley.
CAMAS has held discussions with Adams County staff about re-permitting the entire holding
into one new conditional use permit, a new floodplain permit, and a new Division of Minerals
and Geology permit. We have also had discussions with UDFCD about correcting the many
problems along the South Platte River.
CAMAS would plan to convey the pit run material from the west-side of the river across the
easement to the 10 acre site for final processing and shipping. They would leave the site and
proceed south to East 136"' and then to Highway 85. This would eliminate all truck traffic on
Riverdale, on East 160"' (Highway 7), and several miles south on both Old Brighton and
