Other Matters <br />1. Seller will specially warrant title to the Subject Property against atl <br />parties claiming under, by and through Seller and will execute and deliver a good <br />and sufficient special warranty deed in form acceptable to Buyer at closing. <br />2. A current commitment for title insurance policy in an amount equal <br />to the purchase price shall be provided to Buyer thirty (30) days prior to closing, <br />at Seller's sole cost and expense. Seller will deliver the title policy to Buyer <br />after closing and pay the premium thereon. <br />3. Ad valorem property taxes due and payable for the applicable tax <br />year 1985 shall be apportioned between Seller and Buyer based upon the number <br />of days of ownership of each party during the tax year. <br />4.
