1 <br /> II. DESCRIPTION OF THE FLATIRON PROPERTY <br /> ' The Flatiron Property is comprised of several parcels of land including the Deepe Farm, <br /> ' the Turnpike Pit and the Deepe Pit. These parcels comprise approximately 308.15 acres. <br /> See Exhibit II-1, Property Map. <br /> ' The Flatiron Property is currently an active sand and gravel operation which is nearing the <br /> 1 end of its mining capacities. The property historically was used for farming including <br /> cultivation of various crops and for cattle grazing and horse pasture. The majority of the <br /> property has been mined out and the site currently contains mined out areas, dewatering <br /> trenches, an operating crushing-screening-washing plant, tailings (settling) ponds, material <br /> ' stockpiles, a scale house and truck scale, underground storage tanks for fuel and various <br /> other plant related equipment and buildings. Mining operations under a lease with <br /> Western Mobile, Inc. are scheduled to be completed by August, 1996 with final <br /> reclamation of the site taking place during the following six to twelve months. Although <br /> mining has ceased on some areas, the Mined Land Reclamation Board has not accepted or <br /> signed off on any portion of the property as being final reclaimed areas. <br /> 1 <br /> ' South Boulder Creek runs along the east side of the property in a north, northeasterly <br /> direction. Between South Boulder Creek and the east property line, land is owned by the <br /> ' City of Boulder Open Space Department. Bear Creek Ditch runs along the western edge <br /> of the property in a northerly direction. The Dry Creek No. 2 Ditch historically traversed <br /> ' through the center of the property but was relocated to run along the eastern boundary of <br /> the property in order to accommodate mining operations and the construction of the site <br /> ' perimeter berm. <br /> 1 � <br /> ' -3- <br />
