<br />THIS LSASfi, made in duplicate on this 15th day of July, 196ti,
<br />by and between Harriet fi. Clancy, of 500 Wall Street, Seattle,
<br />Washington, hereinafter known as Lessor, and Sam T. Taylor, of
<br />403 Kansas, Walaenburg, Colorado, hereinafter known as Lessee.

<br />Ten Dollars ($10.00), receipt of which is hereby acknowledged, and

<br />or leas, situate in Moffat County,
<br />Colorado.
<br />TOGfiTFffiR WITR the right to use so much of the surface thereof as
<br />may reasonably be required in the exercise of the right to mine
<br />coal, and the reasonable right to ingress and egress to and from
<br />said premiaea, subject, however, to all existing easements,
<br />grazing leases or future grazing leases, if any; provided, that
<br />the above-mentioned rights or eo mush thereof as are necessary and
<br />useful for the carrying on of mining operations, shall be exer-~
<br />oiled in connection with the mining of coal from other or adjacent
<br />lands only xhen mining on such other or adjacent lands is carried
<br />on in connection with the actual mining of coal on the lands
<br />herein leased.
<br />R838RVIN0, however, to the Lessor:
<br />A. All rights and privileges of every kind and nature, except as
<br />are herein specifi~~aaliy granted.
<br />8. The right to use or lease said premises or any Part thereof at
<br />any time Por any purpose, excepting the right to explore and
<br />prospect said premises for coal 8epoaits.
<br />C. The right at all times during the life of this lease to go upon
<br />sa18 premiaea and every part thereof, for the purpose of inspecting
<br />same, and the books oP accounts and records of mineral working
