8. During the term of this Agreement, Lessor shall pay all property taxes assessed an <br />the premises leased herein piromptly and before they become delinquent. lu the event Lessor <br />fails to pay said taxes when due, Lessee is hereby specifically authorized, at its sole discretion <br />and option, to pay said taxes and Lessor hereby agrees to reimburse Lessee for auy costs and <br />expenses incurred as a result of making said payment on behalf of the Lessor. In the event <br />property taxes are increased during the term of this Agreement, as a result of the sand and <br />gravel mining operations on the subject property, Lessee shall be responsible for and pay said <br />increase iu property taxes. <br />). Lessee shall be responsible for and pay any and all severance taxes due and owing <br />from sand aitd gravel mined on the premises by Lessee. <br />10. Regarding the aforesaid property, Lessee shall have only those rights and <br />privileges directly concerned and related to the mining removal of sand and gravel therefrom. <br />Lessee shall have no authority whatsoever regarding the use or exercise of any other rights in <br />and to said property. <br />11. Lessee shall have the right to stockpile or store sand <md gravel on the land <br />belonging to the Lessor which is adjacent to the above-described premises at auy point <br />mutually agreeable to Lessor and Lessee, and Lessee shall additionally have the right to <br />remove such sand and gravel so stockpiled or stored at any time during this Agreement or <br />within one (1) year after the termination of this Agreement. <br />12.
