The Corporation believes that the property value would be enhanced if certain structures were preserved for future use. Although there are not currently any specific plans for post-mining use of the property, in oar opinion the mine structures would likely prove to be of value for a variety of future uses. Specifically, we support maintaining the following buildings at Henderson: Surface warehouse and maintenance shops, main office building and attached eating and shower facilities, as well as the sewage and potable water treatment plants. These structures have or support infrastructure that is extremely desirable in Clear Creek County: electricity, gas, fiber optic, potable water and sewer. These buildings, with the infrastructure, could support a variety of future uses on the property including light industrial, comtrtercial and recreation. We are sensitive to the need for your office to meet its goals in ensuring that the Henderson property is left in a condition, following mining operations, that is protective of the environment. However, we believe that retention of the structures described above would in no way impair the desired reclamation quality for the site, and that it would actually facilitate the most beneficial future use of the property.
