The information and discussion below addresses each comment as <br />it was presented by the Division. <br />1. The buildings, shops, and vehicle storage will remain for fmal reclamation. The <br />structures and facilities will remain to support the post-mining land use of <br />industrial/commercial activities. At some point in the future, the property may be <br />used for residential development, however, the current and proposed fmal land use <br />remain industrial/commercial. <br />As discussed in the attached letter from the City of Greeley Planning Division, the <br />property within the current permit boundary was annexed into the City in May 2003. <br />The remaining 28 acres of the Pit No. 1 site aze part of the annexed property rezoned <br />by the City of Greeley to residential-low density (see attached letter). However, as <br />discussed in the attached letter, the existing uses (commercial/industrial) were legally <br />established while the property was in unincorporated Weld County and they will be <br />allowed to continue as non-conforming uses. <br />2. Areas of the pit floor receiving the majority of truck traffic have, or will have, a <br />minimum gravel layer of 4 inches. The pit in this azea was not mined to bedrock and, <br />in general, the majority of the pit floor is underlain by several feet of unprocessed <br />"pit-run" gravel.
