III. SITE INFORMATION
A. Wetland Investigation. The services of ERO Resources Corp were obtained
to investigate the site for wetland issues and environmental impacts due to
proposed improvements. The Investigations by ERO Resources Corp
indicate there are wetlands and waters of the U.S. on the site. These areas
are identified on the plan.

B. Site Description. The site is located in Weld County along the St. Vrain
River. The overall length of the proposed St. Vrain Lakes grading which lies
within the 100-year floodplain is approximately 8,500 feet. The site north of
the St. Vrain River, outside of the floodplain has proposed grading to
support future single-family and commercial development. This stretch of
the St. Vrain River lies within Flood Zone A, an area having cone-percent
chance of being equaled or exceeded in any given year where elevations
are not determined (see correspondence from FEMA). Gravel mining and
reclamation has occurred to the north and south of the St. Vrain River by
the Siegrist Construction Co. in accordance with the Special Use Permit in
Weld County SUP-441:80:31.
