• <br />CONDITIONAL LETTER OF MAP REVISION (CLOMR) <br />FOR <br />ST. VRAIN LAKES <br />Page 2 <br />mentioned CLOMR was reviewed and found to have no applicable information <br />for this request. <br />III. SITE INFORMATION <br />A. Wetland Investigation. The services of ERO Resources Corp were obtained <br />to investigate the site for wetland issues and environmental impacts due to <br />proposed improvements. The Investigations by ERO Resources Corp <br />indicate there are wetlands and waters of the U.S. on the site. These areas <br />are identified on the plan. <br />• <br />n <br />LJ <br />B. Site Description. The site is located in Weld County along the St. Vrain <br />River. The overall length of the proposed St. Vrain Lakes grading which lies <br />within the 100-year floodplain is approximately 8,500 feet. The site north of <br />the St. Vrain River, outside of the floodplain has proposed grading to <br />support future single-family and commercial development. This stretch of <br />the St. Vrain River lies within Flood Zone A, an area having cone-percent <br />chance of being equaled or exceeded in any given year where elevations <br />are not determined (see correspondence from FEMA). Gravel mining and <br />reclamation has occurred to the north and south of the St. Vrain River by <br />the Siegrist Construction Co. in accordance with the Special Use Permit in <br />Weld County SUP-441:80:31. <br />C <br /> <br />Soils.
