FELIX, Grantors, and the CITY AND COUNTY OF DENVER, <br />acting by and through its BOARD OF WATER COMMISSIONERS, a municipal <br />corporation duly organized and existing under and by virtue of the laws of the State of L <br />Colorado, and THE SOUTH ADAMS COUNTY WATER AND SANITATION DISTRICT, <br />a Colorado Special District, Grantees, whose address for the purpose of this transaction <br />is 1600 West 12`" Avenue, Denver, Colorado 80204, <br />WITNESSETH: <br />That the said Grantors, for and in consideration of the sum of FOUR HUNDRED <br />THOUSAND DOLLARS ($400,000.00), and other consideration as set forth in the <br />Purchase and Sale Agreement dated October 16, 20D1, the receipt and sufficiency of <br />which is hereby acknowledged, have granted, bargained, sold and conveyed, and by <br />these presents do grant, bargain, sell, convey and confirm, unto the Grantees, their <br />successors and assigns forever, all right, title, interest, and ownership in the following <br />described parcel of land including all remaining sand, gravel and other minerals in and <br />on such parcel situate, lying and being in the County of Adams and State of Colorado, <br />to wit: <br />Lot 1, Block 1 and Lot 1, Block 2, Brinkmann-Woodward Pit No. 1 <br />Subdivision, a replat of Henderson Industrial Park, First Filing recorded .. _ . _ <br />August 9, 1982, File No. 14, Map No. 877, containing 21.198 acres more; _; t;d <br />or less, except that part conveyed to Adams County in the Deed recorded ~ i <br />March 27, 1991 in Book 4094 at page 355, together with all interests of~ a ~_"i??~.-__ <br />Seller in vacated streets and alleys adjacent thereto, all easements andl F:~::•: [; ._. ;>„ <br />other appurtenances thereto, all improvements thereon and all attached`-----~-~ ~ ~- <br />fixtures. <br />The purchase price includes certain warranties by Grantors as are more <br />specifically described in the October 16, 2001 Purchase and Sale Agreement, and the <br />warranties contained in such Purchase and Sale Agreement are incorporated herein <br />and continue beyond the date of closing. <br />TOGETHER, with all and singular the hereditaments and appurtenances <br />thereunto belonging, or in anywise appertaining, and the reversion and reversions, <br />remainder and remainders, rents, issues and profits thereof; and all the estate, right, <br />title, interest, claim and demand whatsoever of the Grantors, either in law or equity, of, <br />in and to the above bargained premises, with the hereditaments and appurtenances. <br />TO HAVE AND TO HOLD the said premises above bargained and described, <br />with the appurtenances unto the Grantees, their successors and assigns forever.
