INTRODUCTION -This application 5 the first request to amend the existing sand and gravel mining operation <br />known as the Gypsum Ranch Gravel Pit. Gravel screening, crushing, washing, asphalt and concrete mix <br />production actHRies will remain unchanged as a result of the amendment to the existing permR. Exhibrt C <br />depcts the amended permit boundary. mirnng areas, phasrng plan, silo lectures and the location of other uses <br />ancillary to the operation. Operations within the sde will typically be bmited to weekday hours o} 6:00 A.M to <br />8:00 P M between March and November. and are limited to 6:00 A M l0 6:00 P.M during the remaining part of <br />the year <br />LOCATION -The site of the amended gravel removal and processing operation consists of 155.57 acres one <br />mile east of Gypsum nosh of US Highway 6 The site is also located in parts of Sections 3 and 4, Township 5 <br />South, Range 85 West of the 6" Prtndpal Meridian. The typical elevatbn of the site rs 6400 feet above sea <br />level. <br />SURROUNDING LAND USE -The surrounding land use in the vicinity of the subject property rs considered to <br />be 'moderate" to "low' intensity. The predominant land use In the area is agricultural, consisting of <br />granng/pasture land on large paresis. Non-residential uses in the area indiide two other extstlng sand and gravel <br />operations that ad}oin the sde and include: the Lehmann Gravel Pit to the south. and the Carol Ann Gravel PA westof <br />the site. Other non-residentlal uses irtdude: the Eagle County Regbnat Airport and a National Guard helicopter <br />lralNng fadlity located south of ttre site. The Erglo River drainage danxnates the valley sating adjacent to the <br />properties north boundary. <br />An existing tree nursery operates adJacent to <br />the east boundary line o/the Gypsum Ranch <br />Gravel Pit. <br />A v/ew o/ the river bottom, 60 leaf below and <br />north Phases NI d 111 (See Exhibit C). The pertnlt <br />boundary is near the toe o/the slope. <br />EXISTING LAND USE -The site to be amended is a single leased parcel of land located wahm a larger parcel <br />presently owned by Gypsum Ranch, LLC. This site is somewhat irregular in shape and is 6600 feet in length <br />east/west, and i250 feet at its widest north/south point. The historic land uses were ranching rnduding granng <br />and pasture lands and sand and gravel turning, The westerly portions of the property are dominated by exishrxy <br />sand and gravel mining actlvfties The location of the existing land uses and activities are indicated on Sheets <br />one and two of the accompanying Exhibit C. The bulk of the site's ground cover is irrigated granng and pasture <br />land. Areas of the site adjacent to the Eagle Rrver are consistent wkh those typically found adjacent to the rnrer <br />The aver banks are dominated by stands of cottonwood trees and willows. <br />The topography of the site is considered to be'flat' in nature. The land slopes towards the east at an average <br />rate of one half o1 one percent. The Stremme and Gates Ditch flows across the sAe m the south-eastern <br />portion of the future mining areas. <br />
