The entire area contains 2310 A m/1. It was formerly part of a much larger ranch <br />unit. One smaller non-owned parcel (estimated 70 acres) lies within the NWx Sec 29. It is not <br />fenced. Much of the exterior boundary (east) is also not fenced, nor are there interior cross <br />fences to separate grazing units. Livestock water sources are pretty much limited. The primary <br />source is access to the Minnequa Canal running through the north end of the property. An <br />additional water source is in the seepy draw in S2 Sec 32. <br />The grazing use will be leased to neighboring ranchers. There are no plans at this time to do <br />additional fence construction. <br />Mined Land Reclamation; Sand and Gravel -Test holes have already been dug to determine <br />potential sand gravel sources. <br />Climate -Average seasonal temperatures and precipitation will be similar to nearby Florence <br />and Canon City, CO. <br />Historical Records are: <br />Average Annual Temperature - 54.4' <br />Average Annual Precipitation - 12.49" most come during growing season. <br />:• <br />CONSERVATION -DEVELOPMENT -SELF-GOVERNMENT <br />
