Mr. Pendleton raises a number of issues which warrant
some comment and elaboration:
Cement Stucco Finish
We certainly agree with the characterization that the stucco finish which was
subsequently applied to the house is a "two-edged sword" with certain
potentially negative side effects. There is a genera] consensus of opinion with
respect to adobe construction (and construction iri general} that you should
use materials that are compatible in terms of their properties and behavior.
The cement stucco finish applied to the Tatum residence has provided the
beneficial effects of protection from weathering and confinement of the
original adobe wall construction. It has also tended to conceal and perhaps
exacerbate the deterioration on the south wall that is clearly due to moisture
infiltration from deficiencies in the roof flashing and drainage above.
Fortunately, this deterioration appears to be localized and does not affect a
primary beazing wall.
In general, we found that the adobe materials in the walls and foundations of
the Tatum residence are sound and intact. In randomly sounding the walls
we found no widespread or substantial debonding of the stucco from the
adobe. We are strongly of the opinion that the presence of the exterior
cement stucco is not an explanation for, or cause of, the cracking distress and
distortion which now affects the eastern portion of the house. With respect
to the issue of long-term maintenance and preservation of the house, we are
not recommending the removal of the cement stucco finish, but would
certainly welcome any input or suggestions from Mr. McHenry.
